Those older cottages were built without a duct chase anywhere in the frame, which is why a multi zone mini split is the fix that works, while the three story rebuilds next door usually need zoning since heat collects on the upper floors and the ground level never feels it.

A multi-zone system with a head per room, condenser mounted on the roof or tucked onto a rear pad, ends up being the practical answer on most of these properties. Lot lines run tight here and the next house sits close by, so noise output and the required setback around the outdoor unit tend to dictate where equipment can actually go, well ahead of how far the line set has to run.
